| Abstract | A serious constraint for energy conservation program is its implementation. In this
study an energy audit was conducted for tlU'ee commercial buildings, the Victoria Plaza,
Gaisano Mall, and New City Commercial Center (NCCC) and investigated the potential for
energy conservation. The New City Commercial Center (NCCC) was considered in the
evaluation of the cost and benefit of lighting retrofit and building envelope retrofit. Results
showed that immediate replacement of existing forty watt lamp by a thirty six watt
fluorescent lamp while retaining the existing ballast would yield the lowest payback period.
Also it was found out that wall improvement by applying glasswool and gypsum board
insulation would result to a tremendous decrease in OTTV using the equation formulated by
DOE; and gained potential savings. Barriers in the implementation of energy efficiency
were also identified. Consultations to the Department of Energy (DOE) Davao personnel
and interview of the top management and some technical staff of the selected buildings were
done. The major barriers for energy conservation implementation are the natural tendency
for the concerned management to resist change, the capital cost for installation of new
efficient technology, and the Jack of information and technical support on energy efficient
products and unwillingness to risk. Based on the conducted survey of the three buildings,
there are still energy conservation opportunities that can be applied, however a detailed
energy audit should be carried out in order to quantify the potential savings. |
