| Abstract | If delay in construction projects is inevitable by its nature, we don't have other
alternatives but reduce them and minimize disputes and claims corning from that between
the owner and contractor. To achieve these there should be clear understandings and
recognition on project delay and delay factors between contractual pa1ties on delay reasons
and remedies.
In this study, the author tried to identify delay factors in construction projects. After
identifying delay factors, the author made extensive questionnaire survey from thi1ty
Korean contractors. The author found out from this study that there are a lot of reasons
which evolve construction project to delay in Korean construction industry and the owners
and the contractors have potential causes to induce project delay. In change order category,
prominent delay factors were scope of work changes, poor project pla1ming and material
changes. Scope of work changes was revealed as the most frequent delay factors in the
group. In disruption category failure to provide site access and approval delay were
revealed as dominant delay factors in Korean construction industry. If the owner failed to
provide sites for the contractor influence of project delay was so higher than other delay
factors.
In non-blamable category, unusual delay in material delivery ranked as high compared with
other delay factors. It can be interpreted that to prevent construction projects from delay the
owner should prepare material purchase plan thoroughly.
The construction project participants should be aware of delay factors so that the delay
be avoided or minimized. |
