| Abstract | A lot of Professional Construction Management (PCM.) firms have been established
in Thailand, but no one has investigated the advantages and disadvantages in practice
before in the country. Through a survey of eight CM. firms, twenty projects and
twenty developer firms in Bangkok, it was established that CM. firms here provide
service from predesign stage to postconstruction stage of a project, but most of the
time they are hired after the design stage. It is recommended that the full service from
inception to the end will be more beneficial for the project owner.
From the results, of the projects using CM. service, seventy five percent were delayed,
and some projects have changed CM. firms due to incompetence. To avoid this
disadvantage, the owner should spend much time and effort on the selection of the
CM. firm to ensure the good performance of the firm choosen. However aside from
the problems mentioned, CM. system seems to be very beneficial in the Bangkok
setting. |
