| Abstract | This study examines the adoption of Environmental, Social, and Governance (ESG) principles in housing project development in Thailand. The study aims to investigate how ESG is adopted in practice, its association with benefits performance, and the key drivers and obstacles associated with ESG implementation. An explanatory sequential mixed-method approach was employed. Quantitative data were collected using a structured questionnaire and analyzed using descriptive statistics, correlation analysis, and multiple regression analysis. A qualitative interview was conducted to provide deeper insights and support the quantitative findings. The results indicate that ESG adoption is implemented through practices across environmental, social, and governance dimensions, with social adoption showing the highest level of implementation. ESG practices are largely guided by internal organizational policies, resulting in consistent implementation of core practices, while more advanced practices are less systematically applied. The findings further reveal that ESG adoption is positively associated with benefits performance across environmental, social, and economic/organizational dimensions. However, the effects are not evenly distributed, with social adoption emerging as the most influential factor, while governance adoption does not show a significant unique effect when other dimensions are considered.Regarding ESG drivers and obstacles, internal regulatory and management pressure is perceived as the most prominent driver, whereas stakeholder engagement shows the strongest relationship with ESG adoption. For obstacles, stakeholder and supply chain gaps are perceived as the most prominent, while financial and resource constraints demonstrate the strongest negative association. Overall, obstacles are present at a moderate level and do not prevent ESG implementation. Overall, ESG adoption in housing development reflects a shift toward a more integrated and strategic approach that contributes to improved project benefits performance. |
